"The future belongs to those who believe in the beauty of their dreams" - Eleanor Roosevelt

Atlanta may have cutting edge jobs and creative people, but it is lacking in innovative architecture. Traditional homes are still the norm in this growing city. While there is nothing wrong with this, many Atlantans would like to see an increase in modern homes. California, Miami, New York, and Chicago all possess large modern residential markets, while Atlanta's modern market is laughable in comparison.

In history, Atlanta has been home to less young adults with financial independence. Now that Atlanta has become the second Silicon Valley, and even the second Hollywood, Atlanta is home to many young, successful people who don't

Millennials are quite possibly the most unique real estate buyers in history. Commonly known life trends for Generation Y include: higher levels of academic achievement, marrying later in life, higher rate of job change, and renting more often than buying. While the first three trends are true, the last trend is unraveling as something more complex. Yes, many millennials are renting regardless of obscenely high rent costs; but the reason is not what people would expect.

The majority of millennials are simply uninterested in starter homes. New trends show that skipping the basic starter home and waiting until their late 20s or early 30s to

Home Sales Are On the Rise

And Atlanta Outpaces the Trend

Nationally, home sales rose 3.5% in just one month going into the fourth quarter of 2017, to the highest rate of sale since June. Builders are doing their best to keep up with demand in the face of material and workforce challenges. It’s a good problem to have for Atlanta new construction, and all up and down the industry; people want what builders, developers, and property owners have.

The reflection of that national market is magnified in Atlanta, where average home values grew more than 10% from October 2016 to October 2017. The inventory of homes for sale in the Atlanta real estate market is less than three months.

Things We Like to Do, Even Without a White Christmas

The old-timers said it was beautiful. The last time it snowed in Atlanta on Christmas day was in 1910. So, although it’s lovely, and it remains the largest selling Christmas record of all time, Bing Crosby’s “White Christmas” is a little exotic for us in a way. We have 217 days a year of sun here, so our Christmases find their glow from within.

Yes, we leave the sleigh rides to our friends up north, but we have a lot of other ways to celebrate our holidays in Atlanta, and we go at it with a lively passion.

A Christmas Walk in the Garden

Maybe one of the better examples of what we can do here for the holidays that might not be attempted in snowy city is the Garden Lights Holiday

Harnessing Immersive Technologies

The rapid rise in the capabilities of virtual reality technologies to simulate environments and sensory experience has brought about a world of possibilities. As these immersive technologies come on-stream, you can count on Engel & Völkers Alanta to turn them to our clients’ advantage.

Though the technology was pioneered in the video game industry and refined in entertainment, the business implications for real estate now are solid. The possibilities are being put into practice, the advantages are substantial and growing.

Greater Efficiency

For our residential clients particularly, a move to Atlanta is, in many cases, prompted by a new job. Promotions, relocations, and pursuing new opportunities often

Trading the Picket Fence for a Fountain of Youth

The day a couple sees their children grown and on their own brings with it an unexpected chapter of life. It seems that most of the patterns and models and stories of life that we grew up with forgot to include this. We get grooved in the missions of rearing children, providing a home, and managing a career. It is so seemingly all-encompassing that when these responsibilities start to lighten up it can take quite a while to see the answer to, “O.K., who am I now?”  Downsizing can be a gift, whether it’s prompted by an empty nest or just a desire for a life with more activity and less “stuff.”

More and more, downsizers and “empty nesters” are finding that art, history, theater, and community endeavors
